Tree Roots and Your House: Drains, Drives and Subsidence Explained

A crack appears over a door, or the drain blocks for the third time this year, and the first thing you look at is the tree. It’s the biggest thing in the garden, so it gets the blame. Sometimes that’s fair. Usually it isn’t, and a healthy tree gets felled for nothing. If a survey, an insurer or a neighbour has flagged the tree beside your house in Sunderland or the wider North East, here’s what roots really do, and the order to work through your options.

What roots actually do to your drains

Roots are opportunists. They don’t drill through solid pipe, they follow moisture, and a sound drain offers nothing to follow. What they find is a leak.

Most of the trouble sits in old clay drainage. Salt-glazed pipe was laid in short lengths with mortar joints, and decades in the ground crack them or wash them out. Damp seeps out, root hairs no thicker than cotton grow towards the wet, and through the gap they go.

That’s the mass you see on a camera survey. By then the pipe had already failed; the roots only turned a slow leak into a blockage.

Roots don’t lift your house

A root under a wall can’t raise a loaded building. It takes the easiest route going: soil and air, not the underside of a footing.

Thin, unreinforced surfaces are a different story. Paving slabs and tarmac drives do lift, because nothing much presses down on them.

What a tree can do is take water out of the ground. A mature one draws serious moisture through a growing season, and if the soil shrinks as it dries, the ground under a shallow foundation drops away. That’s subsidence: a soil problem with a tree in it.

Subsidence needs three things lining up

Proximity on its own proves nothing. You need all three at once:

  • Shrinkable clay subsoil. Clay that shrinks as it dries and swells again when it rewets. Sand, gravel and rock don’t.
  • A thirsty tree close enough to reach it. Species and mature size both count, and so does what else the roots can drink.
  • A long dry spell. Damage shows late in a dry summer, or the autumn after.

Shrinkable clay isn’t spread evenly across the country. The heavy clays behind most UK subsidence claims are largely a southern story, and plenty of the North East sits on glacial till and limestone. Foundation depth counts too. A big tree near the house is weak evidence on its own.

The species that matter in North East gardens

Water demand and mature size put a tree on this list. Willow and poplar earn their reputation: thirsty, wide-rooting, big. Oak, ash and sycamore are the other three worth a thought, because they get big and stay big for decades.

A silver birch 8 metres from the wall is rarely anyone’s problem, and nor is a rowan or an apple. Root fear attaches to whichever tree is nearest, and nearest is the wrong test.

How close is too close?

The rough guide used in new-build design works off mature height, not the height it is now. That matters. About one mature height is the cautious gap for a thirsty species on clay, nearer half for the rest. It’s a starting point, not a guarantee.

Signs worth acting on

Cracks are normal. Most are plaster shrinkage or old movement that stopped years ago. The pattern matters more than the crack.

  • New diagonal or stepped cracking that follows the mortar joints, wider at the top.
  • The same crack inside and outside in one spot, widening over weeks.
  • Doors and windows binding or dropping out of square on one side.
  • One drain run blocking repeatedly, or paving lifting in a line towards the tree.

A survey noting “mature tree in proximity” is a surveyor covering themselves, not a diagnosis. Whether the tree itself is a risk is a separate question, and the seven signs a tree is dangerous covers it.

Rule of thumb: new stepped cracking that’s still moving, or the same drain run blocking twice, is worth a look. Start with a camera survey and a call to your insurer, not a chainsaw. If it’s stood there forty years and nothing has changed, watch it. Don’t fell it.

Drain surveys, loss adjusters and the heave trap

A CCTV drain survey is a camera on a rod, run down the line from a manhole. It shows the root mass, which joint let it in, and the state of the run. Usually the answer is a patch liner or one replacement length. Rarely a dig-up.

Felling the tree wouldn’t fix the pipe anyway: the roots die back and the leak stays.

Claim for subsidence and your insurer appoints a loss adjuster: crack monitoring over a seasonal cycle, level readings, trial holes, soil samples. It takes months, because they’re proving cause.

Then the part that matters most. Take a big, thirsty tree out of shrinkable clay and the soil takes water back on. It swells. That’s heave, and it can do more damage than the subsidence did.

Your options, in the order to try them

Monitor. Photograph the cracks with a date and a ruler in shot. Movement that eases in winter and returns in a dry summer tells you what one visit can’t.

Repair the drain. If it’s root ingress, reline or replace the failed section and the tree stays put.

Root barrier. A deep trench between tree and building, lined so roots deflect downwards instead of running under the wall. Groundworks, not gardening.

Crown reduction. Less canopy means less leaf area, and less water drawn out of the ground. It keeps the tree, though it isn’t permanent. Topping isn’t reduction and we won’t do it, as our guide to crown reduction, pollarding and topping explains.

Before any of that, check you’re allowed. A Tree Preservation Order or a conservation area means the council’s consent comes first, and felling a protected tree can bring a fine of up to £20,000. Can tree roots really damage house foundations?

Not by pushing. Roots follow soil, air and water, and they can’t lift a loaded wall. What they can do is dry out shrinkable clay under a shallow foundation, so the ground drops rather than the roots push. Without shrinkable clay, a tree won’t cause subsidence however close it stands.

Should I remove a tree if roots are in my drain?

Usually not. Roots get in through joints that were already failing, so felling the tree leaves you with a broken pipe and no tree. Get a CCTV survey, find the section that’s gone, then reline or replace it.

How far should a tree be from a house?

There’s no single safe distance, and anyone who gives you one hasn’t seen your soil. The new-build guide works off mature height rather than current size: about one mature height for thirsty species on shrinkable clay, roughly half for the rest. Evidence of movement counts far more than a measurement.

Will my insurance cover subsidence caused by a tree?

That one’s for your insurer, and worth asking before you touch the tree. Cover, excess and process vary between policies, so your schedule and a phone call are the only reliable answer. Ring them before any tree work near the damage. Felling first and claiming later goes badly.
